Spring is almost here!! And this time of year, is the most common time for people to put their homes on the market.
One of the amazing services we offer at The Home Reset is our Home Staging service. We completed a home stage project recently and our clients were delighted with the results. So, I thought what better blog to cover this week that our staging service and give our top tips when staging your home for sale.
Top Tips for Successfully Staging Your Home for Sale
1) DECLUTTER!!!! This should be tips 1-5, this step is without doubt the most important part of a staging project. Try to look at every space in your home with fresh eyes you want there to be ZERO clutter. This can be hard as you are used to looking at these spaces’ day in, day out. It might be an idea to ask a friend to help with this process. The goal is to have as little visual clutter as possible. So, for example, in your kitchen look again at the counter tops – less is more so think carefully about everything that is visible and ask yourself:
a. Is there somewhere else this item could live
i. Think toasters, airfryers, chopping boards, utensils, knife blocks
ii. Post, keys, kids art
Anything that could be put away – should be put away! The aim is that your home feels open and spacious. **(Always plan for your exit strategy – anything that is leaving your home must have somewhere to go – think charity donations, selling items on the various marketplace platforms – sustainably decluttering should be the overriding goal)
2) Remove the personal items – some family photos are fine but should be kept to a minimum, look at your fridge too removing personal items, magnets, artwork, schedules – anything that clutters the space or makes it messy!
3) Deep clean – whether you do this step yourself or get professional cleaners in to help ensure you have completed steps 1 and 2 before starting the cleaning. You will get much better results with a deep clean if the clutter is removed first.
4) First impressions count – the front garden, doorway and hallway are the very first impression potential buyers will encounter so try to have these spaces in their best possible condition when the time comes for photos and viewings.
5) Top up paint – a quick cost of paint in the heavy use areas to remove wear and tear should be a priority prior to staging your property. You will be surprised what a difference a fresh coat of paint will do for the place.
6) Styling - small items can make a difference – nice lamps, candles, fresh flowers, mirrors – keeping it all neutral in colour and muted styles can add warmth to a room.
7) Kitchen, Bathroom, Wardrobe – styling these key spaces and showing off their key features is a crucial step. In our recent project our client had a beautiful walk in wardrobe and the dream upstairs utility space so by styling these areas to their full potential we are showing off the best selling points of the property.
8) Cosy vibes – adding cushions, throws – making spaces seem as comfortable and inviting as possible so that your potential buyers can visualise themselves living in the space and selling an aspirational lifestyle is the key.
9) Small touches make a big impression – as this home had 4 bathrooms we used the same soap dispenser, scented diffusers and towels (new/white). We gave each towel a lovely fold and added some artificial blooms to give the space a hotel/spa feel. Your potential buyers will notice these little touches and know that you gave this home your love, care and attention. You want your buyers to make an emotional connection with the property.
